This is a tiny hotel, 5 stories on the upper side of the strip. All rooms have balconies, but for some reason, only the 3d floor has ones that fit more than one person. We had been to Fiesta Americana prior to it becoming time-share many times. It was a great time with the family. It still is today - nice beach, calm water, nice staff, activities, etc. but needs maintenance and better staff communication (speak english). Our room was not cleaned for 2-days! We stayed here thru our Hilton Grand Vacation Club points ( they have agreement with FA in Mexico and Club Intrawest in Canada) and the reviews I've read are dead on. Rooms are big enough, yet dated.
