 Experience with Timeshare Rentals

I am thinking of renting a timeshare from an owner. I have looked at Redweek and Vacation timeshare rentals dot com. I am interested in the Omni or one of the Royal resorts. Does anyone have any experience doing this? I would just like to know how it worked out for you and if you have any advice for me. Thanks for any tips you can give me.

We've been owners at the Royals for 16 years. For the past 6 years or so we've rented additional weeks at the Royals to supplement our week. We use royalrentalsbyearl dot com, omcancun dot com, tug2 dot net, redweek dot com, and mexicondo dot com. Actually if you like Club International (the oldeste of the Royals and on the bay side), they have specials going on right now for $999/week for the villa. I just rented an additional beachfront week for mid-May directly through the Royals. I have never had a problem. What you receive is a letter from the owner of that particular week giving you permission to use their unit. You present that on check in and it's a fabulous time!

Check the Royal Resorts website for more information as well as for the additional services. I prefer the Royals because they have on site grocery stores whereas the Omni does not. I also like their free grocery delivery service so that when you check in, your basics are already in your villa and on your room charge. I also like the cashless lifestyle of the Royals but it's a personal choice with what works for your family.

What week do you need?

I have used TUG to rent units for my family or to rent out my units for many years. I have never had a bad experience.

This year I have listed my Royal Mayan week 52 on TUG but until the May 15th would consider renting out my week 51 at the Royal Sands instead if someone preferred that week..

Recently I tried an exchange with someone who wanted to deal by email. They had an unlisted phone number and would not provide a home address. i refused to do business with them.

When I am paying for a unit, I always verify ownership from the resort, require a substantial deposit and insist on a home phone number and address. When I rent my unit I give my renter enough information about me to feel comfortable.

Dangers is right. I've always paid 100% up front, 1/2 on deposit and then gotten the letter and then 1/2 before we left. I've also verified that it is paid before arriving, too. I've used the Owner's Manual (omcancun dot com), Mexicondo dot com, tug2 dot net as well as the Royals directly.

Boy, I apologize. I don't know where my brain was. It was RoyalResortOwner - not Dangers - on this thread. Sorry!

Thanks for all the info. I looked at omcancun and that looks promising. I'll check out the other sites I haven't seen yet. I also think the grocery thing at the Royal resorts is a plus. We are looking at week 12. I appreciate the tips about how to arrange the transaction. This is new to me, but seems like a great way to have a really nice place to vacation...plenty of room for my teenager and her stuff!

The Royals are wonderful for teens. The Sands or one of the tri-Royals (Mayan, Caribbean, Islander) will be perfect. Enjoy.

chrinny,

Week 12 is a great time. We own week 12 at the Royal Islander. We probably won't be using it as we've had to exchange it for weeks 10 and 11 for the past five years. We have kids in college and when they were younger, that was their spring break. If you're interested, email me at chpoling55@hotmail dot com.

Cheryl, thanks for the offer. My husband seems to be leaning more toward the Omni, so we're going to pursue that first. I do appreciate all your help in navigating the world of timeshare rentals. I don't know that I'd feel as comfortable trying to do this without the advice I've recieved here from the experts!

chrinny,

No problem! I love the Omni, too. It's a beautiful place. I would note that one positive for the Royals is the on site grocery store. That isn't available at the Omni. Makes life easier.
