 Anyone own Omni timeshare? 

I was trying to rent a unit from an owner. He can't give us any proof that he is an owner and doesn't have a rental agreement. He has ads on redweek and vacationtimesharerentals. We are supposed to pay him upfront and wait for any confirmation until 30 days before arrival which is March '07. Is this the typical way Omni owners rent? We just feel like it is too big a leap of faith to send this person our money without any paperwork besides the confirmation he makes for his renters. He says this is enough to give the Omni as they are used to his form. Also, if he has to cancel a reservation he made for us, how much does this cost him? Thanks for any advice.

Most private owners don't make their living off renting their timeshares. You have to understand that these owners are not hotel chains and don't have a staff. After fielding several calls and emails, some owners who own nice units in great destinations will just move on to the next renter. They can easily rent their units to someone else with little or no hassle.

I've rented multiple times from an Omni owner before who rents their unit a lot. (Sounds like this owner). I've gotten great service from him and never needed proof of ownership. Booking dates are very flexible compared to other resorts I've checked into where owners had specific weeks and little or no ability to help me get the exact week I wanted. For the record, I know that Omni confirmations go directly to the owners, often 30 days or less from travel dates. And, if an owner reserves a unit for a guest who doesn't follow through, they are responsible for a cancellation fee. One quick note: If you pay through Paypal, you have them available to support you in the case of a problem.

My experiences in renting timeshares have been great. Sure beats $400/night at some one room hotel room.

Susie, I'm glad you had a positive experience, I just couldn't send him the money and then wait until Feb. to find out if it was for real. I don't want to get to Cancun in high season with two kids and find out I don't have a place to stay and be out $1300 to boot. This man told me he rents out hundreds of timeshares all over the world and just doesn't want the paper work so he does it the way he does. I did hear from other owners who said that it is pretty standard to provide some verification of ownership and/or a reservation so that both parties are comfortable. I will just be more comfortable if I deal with an owner who operates differently. Trust, but verify is the way I'm going to deal with it. Since this owner seemed to reluctant to even entertain the idea of providing verification, I needed to move on as much as he did.

Go to tug2.com or mexicondo.com and rent from there.

I have heard that there are others who will rent to you without having an actual villa available -then at the last minute you may get stuck with nothing.

By the way- I have rented for a few years and was never asked to pay the full amount upfront from an owned.

mom2qts, Thank you. I have looked at both of those of those sites and am working on some rentals through them. The tug2 message boards are very informative. I appreciate you replying. The tips may help those who have not heard of those boards. You do not have to join tug2dotcom to lurk on their board, but to post you only have to join the message board ( not tug itself). You can learn loads by observing and not participating.

Are you an owner at Omni? I asked another owner and he said that you should receive a "pre confirmation" one week after booking. Is this true? Just curious.

Also try omcancun.com for other rentals from Royal Resort owners. I know that as an owner at the Royals I have my own contract that shows the weeks I own for every year which I could copy and send someone. I also have my proof of payment for my villa maintenance fees that states my interval (week) and exact resort. For instance, I own week 12 at the Royal Islander. When I rent my week out I do ask for 100% up front and provide a letter giving use of my unit as well as a copy of my proof of payment of my villa maintenance fees for the week they are renting. I've never been asked for anything else but would consider more than what I offer unnecessary. I've rented from other owners of Royals (additional weeks) and never gotten more than a letter giving use of the week I've rented at a specific unit. I hope this helps.
