Just got back from CANCUN (Oct 2003). We stayed at the Fiesta American Condesa. While the weather was great, the hotel was not. Regardless of what the reviews say and even talking to the hotel, there is still alot of construction going on at the hotel. Additionally, the pool is a disgrace. It was recently resurfaced with this dark blue material which is now flaking off into the pool, revealing large sections of the original light blue tile. Very unappealing. The service is not that great and expensive, $8US for a mixed drink $11 for burger. Rooms are fair, not what I would expect at a 4/5 star hotel. Additionally, the only place at night to have a drink in the hotel is the lobby bar which is not AC and can get very uncomfortable.

I purchased my travel package from an internet travel company and when I arrived at the desk of the Condesa they apparently had "no record" of my reservation. I pointed out that I had a reservation ID number and the front desk clerk disappeared for a long while to find a manager.
The manager eventually surfaced and took me aside and essentially lied to me, saying a lot of these internet companies cheat their customers, that my reservation had simply "disappeared" and that he had tried to call the customer phone nubmer listed on my form and it was a "bad number." He further implied that a "woman traveling alone such as myself could find a hostel in town for $11 a night" and dismissed me. I was then stranded in Cancun and I found the hotel staff to be actually quite rude and unwilling to help me. I believe they kicked my reservation because they had overbooked and they wanted full price customers (I saw other people being turned away just as I had). I managed to call my travel company from a payphone and they said they had no record of the hotel trying to contact me concerning my reservation. I decided to get my bag back from the bellhop to walk down the strip to try and find another hotel, and seeing that I was upset, the bellhop decided to help me and got me a room at Le Meridien (which was wonderful). I was horribly disappointed in the Condesa and their unwillingness to help, not to mention the manager's position of my "lost reservation."

Having read the reviews here at tripadvisor like I do before booking every trip, I thought I had it all handled. I read a couple of reviews that mentioned some construction, but most of the other reviews where all excellent. I still decided to call Fiesta Americana Resorts directly, before I booked. They assured me that all of the "construction" or remodeling was done. With that info at hand I booked through Expedia. Well when we arrived for our honeymoon we checked in with no problems and went directly to the beach. By mid-afternoon we decided to go into the pool as the surf was to rough to enter the ocean. We got to the pool and there was hardly a soul there - then we realized why. They where in the middle of doing some heavy remodeling and maintenence on the South Tower. Noisy power equipment and hammering. we decided to bailout and go to our room - which happened to be in the South tower - and they where doing major work on the room below us and one of the rooms beside us. We couldn't even take a nap. I than proceeded to contact the hotel manager on duty and he assured us that we would be moved by 10am the next morning to a different tower.
Well 10am passed than noon and I than realized that they weren't serious about it. I talked to the manager anad he said that he could move us later in the afternoon. By the this time I am really not happy and asked for our money back or a transfer to another Fiesta resort - he said no. I pressed him and it took 1/2 hour to get him to agree to another hotel - the Hilton was offered and we gladly excepted. The rest of the trip went great - we love Cancun - I have been there many times and will go back - but not to the Fiesta Americana - they where deceitful and lacked professionalism and respect. If you still plan on booking with them at the Condesa - be forewarned - I was told by a worker there that Construction will continue through November. Too noisy for us

My sister and I stayed at the Fiesta Americana in May 2003. We booked our trip through American Airline Vacations and we had the all-inclusive package. I think May was a really nice time to visit cancun because spring break is over and the resorts are less crowded.
The Condesa has an impressive entrance with a beautiful trees, flowers and plants. The entrance to the hotel has a waterfall and esculators leading up to the open air lobby. The entrance is also covered by the largest palapa in cancun. The lobby area is very large and open with marble floors and beautiful flower arrangements. We even loved the furniture. Our room was on the side of the hotel and we did have a partial ocean view facing the Melia next door. The rooms have just been renovated and we thought the decor was very nice. The air worked great and the room was very clean, no musty smells. There is a stocked mini bar but this is not included in the all-inclusive deal or the coffee.
Room service is included only in the morning so we would order our coffee and juice. In the lobby there is a beautiful area with a water fountain where a continental breakfast is served. It opens really early so we did use it when we went on a tour. The Main restaurant Kalmia has a breakfast buffet or you can order from the menu. Everyone in the restaurant were very friendly, they had a nice selection of food, there was fruits and sweet rolls, yogurts, cereals or a more american style buffet with waffles, french toast, bacon, sausages, hash browns, omletes or eggs cooked to order or a mexican breakfast, we tryed a little of everything. The food was very good and the buffet does change a little daily. There is a open air palapa restaurant outside by the pool that has a gorgeous view of the ocean they serve lunch off the menu or buffet. We also thought the food was very good. Most days we would just have guacamole, salsa and chips with our frozen drinks since breakfast is so filling. The evening restaurant Rosato is fabulous, (say Hola! to Rubin the Manager) the service excellent. It has a very Italian atmoshere and the food is excellent and so beautifully presented. I wanted to save my dessert for a sovenier it was so pretty.
The meals I liked the best were the Roast Duck in Merlo Sauce and the Fettacine Alfredo with Shrimp. The Salmon appetizer is really good. My favorite dessert was the Tira Miszu (don't know how to spell it) and the chocolate souffle. The pool area is beautiful, very nicely landscaped and the upper pool cascades into a waterfall into the lower pool, there are lots of little private nooks. The atmosphere here was very relaxed and I thought very romantic. There are palapas on the beach to sit under and have drinks. The ocean is so beautiful in Cancun the color amazing shades of blue and green. The surf is very strong along the hotel zone. There is a strong undertow in the water but we had fun jumping the waves. The sand is very soft and there is sharp slope along the shore line so we found it hard to go for a walk along the shore, it was either walk on a slant or the soft sand higher up. We did walk to the neighbor hotels and that is about as far as we could make it for our sand aerobic class. We did see a couple guys sand jogging ( the fittest people on earth ). At night the hotel has live music in the lobby and a couple of theme nights. We went downtown to a couple of clubs Dabby O's and Coco Bongo. Both were alot of fun. We took the bus into downtown 60 cents in american money. This is the best way to get around, they run 24/7 and come by every few minutes. Looking through the shops was fun, I didn't like the flea market because all the shop owners are so aggressive, come in my store you will get better price, it's air conditioned. You have to negotiate and they will try to rip you off. Like I wanted a pair of cheap sunglasses and he wanted $40 and I said no I only want to spent about $10 he showed me other ones that I didn't like and I said forget it and then he said okay, okay I will sell them for $10. Most of my jewelry I bought they wanted $60 for a bracelet and I only had a $20 with me, well I got the bracelets for $20. That was in the Caracol Mall. We liked the mall it's air-conditioned the sales associated are not pushy and you can still negotiate prices. We went on a couple of tours one to Xcaret, wich I loved, awesome mexican show at night but be prepared for a long day there is alot to see. Also we went to Isla-Mujeres on a sail boat and went snorkeling. I loved the ride on the boat but the island is crowded and kind of crazy. We did enjoy the beach and went for a swim and shopping. All in all I loved it in Cancun and I have longed to go back.
There is so much more I want to see. I have started learning Spanish and I want to go back in 2004. I would highly recommend the Condesa. I think that I will stay at a different hotel just for the variety. Next time I visit I am bringing my husband and 2 young daughters. So I would like to stay at the North side of the beach. The beach is very calm because of the coral reef. I would not recommend that young children swim in the ocean on the hotel zone side. The undertow is very strong.
Hope your stay in Cancun is as great as ours was. Cancun is so beautiful and the people are very friendly! Adios Amigos!

we stayed at the condesa august 25th-31st 2003. this was my 4th time staying there. the hotel is just as beautiful as the 1st time i was there. we had a magnificent room in the moon tower overlooking the ocean. we were 3 people in the room, every day there were 3 sets of towels for each of us. we got a rollaway bed, for which there was no charge. we had what they call "grand class". this meant we had continental breakfast each morning.the upper pool was drained, due to maintenance. the lower pool was open. the beach was beautiful. service was terrific. i highly recommend this property. go to market 23 downtown for shopping. looking forward to the condesa again. adios
