This was our first stay at the Royal Sands, although we have stayed at the sister resorts, The Royal Mayan and The Royal Islander. We purchased a Penthouse unit in phase 1 a couple years ago and this was the first time we were able to use it. My wife and I stayed in the king BR, while my brother/sister in law and another couple stayed in the 2 dbl BR. They made use of the murphy beds a few of the nights with no complaints. The villas are perfect for this type arrangement. The staff were terrific. The grounds were well kept. We shopped for supplies at the market in the lobby, prices were reasonable and had anything we needed. On our last day we had lunch at the Char Hut pool bar at phase 2, it was excellent, wish we would have gone sooner. Only issue was an elevator near our room that was out of service a couple days. The beach in front of phase 1 is narrow and some rocks became exposed during the week. You could not walk very far south without going over rubble, rebar and broken staircases at another resort to continue the walk. We did not have a problem walking north. There was a wonderful mix of people from our age(mid 40's) to college spring breakers that had a good time but were always well behaved, young couples with children and also some retirees. Met and talked to many from each group. We rented a Chrysler Town and Country van in the lobby for approx $77 with all taxes and ins for a day trip to Playa Del Carmen. We had lunch at Carlos and Charlies, shopped a while and visited the beach before heading a few miles back north to visit The Royal Haciendas. Very nice pools and bar, and beach. Spent about 3 hours there and the girls got ready using the hospitality room and back to Playa for dinner at Los Aluxes, it was excellent although not the most appealing restaurant from the street. It is on the second floor and everything was great. After more shopping it was back to The Royal Sands. No worries or concerns while driving, watch for the always changing speed limits and the speed bumps. All in all a great resort, can't wait til next year and many more after that.

This was our ninth trip to the Royal Sands in Cancun. Each year we bring friends or family with us to our time share. We own two weeks now and this year I wanted to stay even longer. We love the fact that when we go back each year we see many familiar faces from previous years. We keep in touch with several fellow timeshare owners during the year and look forward to our time together around the pool or on the beach each year. We own another timeshare that we use for trading purposes and have stayed in many timeshares but none that even think of comparing to the Royal Sands. We have never been to one that is maintained the way the Sands is and none where one is treated the way we are at the Sands. I also like being able to walk to Kulcakan Shopping Center next door when it is not a good beach day. We have never taken a guest that didn't love this resort and we have never been sorry we bought our two weeks.

I was at The Royal Sands with my 2 grown daughters (age 20 and 25) in May 2008. The property is well kept. The weather was beautiful. I was disappointed not so much at the Sands, but more on Cancun - There was barely any sand left in front of the property because of beach erosion. The beach is very rocky so it is dangerous to swim because the waves are so strong and it could literally pick you up and let you crash on the rocks! There are so many islands in the Caribbean that has so many beautiful, pristine beaches, no, I would not go back to Cancun.

We recently returned from another great stay at the Royal Sands. The beach there was in good shape compared to many of the other resorts on the east side of the island and it had a nice area for swimming. The staff gave us excellent service and the food at both the Veranda and the Hacienda Sisal was excellent. The Sands is a non-all-inclusive timeshare and it is not operated like a typical hotel. No food items are included in your stay but there are a lot of meal options. Each villa has a full kitchen so we can make our own simple meals, ice, drinks etc. Since we do not like to eat in a restaurant more than once per day this is perfect for us. We love to sit in our jammies on the balcony in the mornings and eat cereal and fruit and watch the sunrise. The Veranda restaurant has a "take-out/delivery" service, which offers great meals to go. We also like to eat at some of the restaurants off-site, which is another reason we have chosen not to stay in an all-inclusive. The Sands offers free beach towels, snorkeling equipment, sailing lessons and scuba demos. Aerobics, aquaerobics, volleyball and other games are offered at no charge. There is also a welcome party with free drinks on Sunday. The Sands has a very nice spa/fitness center but the use of this facility is not included in the membership. This is o.k. with us since we do not want to pay for something that we never use. The Sands is relatively quiet, family friendly resort so I would not recommend it to the "party" crowd or for those looking for an adults only place. The only complaint that I have is regarding the lack of wireless availablity in the villas. Currently, wireless service is only available in the main lobby. For those of us that have to keep in contact with our workplace while we are gone having wireless in the villas would be wonderful. (The store does have a small business center for those that do not have their own computer.)
