I was there 7/2-7/9 with friends who own on this property. WOW. If you like lots of people, lots of kids, lots of activities this is the place for you.

The rooms were beautifucl as is the property. The best part about Cancun for me is the food. Don't limit your self to the restaurant on the property (which is good) because there are sooooo many great places. We ate at an Argentinaian Steak House, 2 great Italian restaurants, one at the mall next door and La Dolce Vita, The Crab House and 2 places downtown that I can't remeber the names. When taking cabs, there is a price list at the entry to the hotel so you know how much to pay. Try to negoiate the same price back to the hotel. Never get in a cab without negoiating the price first. All and all it was a good trip.

We went w/ our 3 kids (7, 5, and 2). Everything about the place is perfect. This is absolutely the nicest resort we've ever stayed in. We had a 2 bdrm condo that was quiet and clean looking out onto the ocean. The pools were huge and heated. They even had a kiddie pool, which is hard to find. The beach was one of the best in the world (nothing in FL compares). The ocean was a bit rough (red and yellow flags) but made for great bodysurfing. The water was so blue and the sand was flawless. The resort was crowded enough for you to know that you were at a great place (the Ritz and Fiesta Americana next door were dead). They had cool ceramic painting by the pool area. They don't have a kids program (they want parents to stay w/ the kids during the activities), so we got a hotel babysitter for 2 hrs each afternoon while the kids rested. The spa was spectacular.

These are timeshares (we don't own one). They gave us a presentation, we said we weren't interested, and they never asked us again. Our concierge/salesperson was helpful regarding restaurants (this was before we declined their sales pitch). After that, we never heard from her again.

I was reluctant to write a review b/c I didn't want others to know about this incredible place. This resort has everything you could want.

We recently stayed in an oceanfront villa that was amazing! This place was wonderful we were 4 kids 4 adults and we all had a great time. I have nothing to say bad about this timeshare. The food was good, fairly priced,spa was great,location great. Would go back again definetely!!

Wow... There's simply nothing bad to say about this place. Everywhere we turned we were greated with smiles and hellos. The hotel was spotless and every morning we awoke to a beutiful sunrise.
We look forward to staying there again.

My family and I stayed at the Royal Sands June 11-18th. Last year we stayed at the Royal Mayan. Both places are beautiful.The sands has the spa and night club called Hacienda Sisol. Both the spa and the club are great attractions at the sands. The service was excellent, both in the club, the Veranda restaurant, and around the pool. The only time that our housekeeper did not come to the room was on a Sunday, since Saturday is check-in day, the rooms are cleaned on that day. I cannot report anything negative about any of the Royals, they really have it together. Good food is plentiful in Cancun, as well as daily activity. We took the Golden Tour to Isla Mujeres, and were treated to a fully cooked breakfast, as well as lunch on Dolphin Island. This is the best tour that we have taken because it includes so much for $60.00 per person. Please eat at the Captain's Cove Restaurant, the food and the service is five star. My crew consisted of my wife, two grown daughters, son-in-law, my beautiful 15 month old grandaughter, and me. The two bedroom villa, which I exchanged my Marriott Grand Vista for, was hard to get. I had to call almost everyday to get it. It is getting harder to book at the Royals because of the demand for villas in Cancun, so if you want to go to one, do it early. My two bedroom villa had more than enough room for my family, and we prepared our own breakfast daily, not because Cancun is expensive, but because mornings are lazy in Cancun, and you don't want to rush for breakfast. Your can buy your breakfast at the store on the grouinds, or pay 5 pesos and go to wal-mart to buy some serious stuff. We discussed making this a yearly trip for the family, and we just might do it if rooms are available. The time share people can be a pain, but they are just doing their job. Even when you tell them that you are already a time-share owner, they will continue to push, just stand up, literally, when you are tired, and they will wrap up the presentation. Finally, when you land at the airport, go straight to the place that you havemade your travel arrangments with, I made mine with Thomas Moore. You will be stopped every two feet by persons claiming that they work for whomever you booked with, keep on walking until you see the transportation that you personally arranged.
