Very clean, very good service, quiet, new and well maintained, nice architecture, lap pool, nice beach. Looked like one of the best hotel to stay at on the strip. Price was reasonable for the quality. It only really has one resturant though. We only ate there once and tried the fajitas which were good. The lunch buffet is $12. The pool bar is very very nice.
This is a nice hotel/time share if you like to hang out by the resort all day and use the pools (lap or leisure pools). They also have 2 tennis court, a nice beach with palapas, a san volleyball court. Aquaworld marina is at about 1.5Km South (20min walk or 3 min. bus ride) and we were told by Aquaworld that windsurfs and kayak were free for our resort - although the sport desk at the resort didn't say anything like that - I guess he didn't know what he was talking about.
To summarize, I think if you have small kids and will spend most time at the pool or on the beach, this is a pretty good resort. If you are going to spend most of your days sightseeing or doing watersports, you can probably go with something cheaper and be just as fine.
As far as Cancun, it's a Mexican version of Miami. Concrete, building constructions and Subway/papa john's/etc... US fast foods everywhere. So much for an exotic destination. I guess the locals speak Spanish...

Just got back from a very relaxing week at the Royal Sands. Four of us stayed in a two room Villa that felt like you were in your own place. Our room was on the first floor facing the ocean and the weather was beautiful. Before we left I checked the weather channel which said rain everyday... well, it was a quick sprinkle which was welcomed due to the heat then brilliant sunshine.

The room was immaculate, our housekeeper, Blanca did a tremendous job, even returning to finish later if one peson chose to sleep the day away. And the walls are thick, you cannot hear a sound within the room you are staying. The rooms have all the amenities of home as mentioned in other reviews And each rooms had a private bath, separate closet and safe.

The beach was beautiful and well monitored. Drinks will be served to you with the movement of a flag. There were plenty of chairs and good indication of the water temperment, which was nothing on it's wildest day due to the NJ coast. Each night at 7:30, just as it got dark, the staff woudl come down to hand out te baby turtles for the guests to set them free into the ocean. There would be anywhere from a hundred to 1000 a night, an opportunity not to be missed!

Your concierge was available more than needed and they were interested in taking you to lunch or breakfest to share their latest endevor, the Royal Hacienda which will be completed in 2007 but all you need to do is tell them that you are not interested and they will leave you alone. Reservations are made for you at area restaurants and attractions by the resort staff. Quick and easy.

We spent most of our trip at the pools, it was so refreshing. I am a beach person at heart and loved the pool! One day we ventured out to shop, see the ruins and another to take the ATV/speedboat tour... lots of fun! Most nights we left the resort for dinner. Not your traditional mexican food people we opted for other places. The restaurant which we found to be the best was Laguna Grill, fine waterside dining with a few crocodile visitors... very interesting to watch them while you are eating. We were reassured that they do not come up on the deck and the staff was keeping a watchful eye to avoid even an attenpt. We had the fillet (like butter), seafood ravioli (may give up regular raviloi for good), tuna (melt in your mouth and apps that were beyond compare.

For someone that had many preconceived notions about Cancun... it was a pleasant surprise!

I stayed here in Sept 2005 it was one of the top places I have stayed at!! The staff was awesome they can't treat you any better. The rooms were beautiful, full kitchen, balcony, dishwasher, microwave (for the best mexican food)! The showers could be a bit bigger. I loved the pool bar and beach service for drinks. I also enjoyed getting new beach/pool towels whenever we wanted. Sailing and Snorkeling was included you DON'T have to leave the resort to have a good time. I do reccomend Isla Mujeras,Cove point for dinner(little more expesive but incrediable views). It's a must see resort!

We have just returned from a week in the Royal Sands and I had the most wonderful time there. When we got there as soon as we arrived, the people at the front desk helped me in checking-in, the took my luggage and before we got to the room the bellboy was waiting outside with all my luggage. I stayed in a Ocean View Deluxe Room, it had two double beds, a mini-fridge, walk-in closet, tv, air conditioning, fan, a small balcony, also each room has a table/2-chair set that is inside your room but it does fit on the balcony. I took it outside and enjoyed lunch there, watching the beatiful beach and the amazing sunset. The maid service was great, his name was Alfredo and he was so nice, if we weren't ready for him to clean the room he would ask at would time he could go back, and whatever we needed he would do it right away without asking anything or making a bad face. So if you get to stay where he cleans, tip him well, he will thank you with a happy happy face. We got there on a Saturday and on Sunday it was the orientation for everyone, then they had a Taquiza that you get invited to by your concierge and you get to eat all kinds of tacos for free, my concierge was Sofia a very nice lady. If you have any questions she will answer anything you want to know, she even gave us a map of the zona hotelera and the hotel as well. This resort has spa services, gym, laundrymat, transportations to the airport or to any places you want to visit like, Xcaret, Tulum, Xel-Ha. The prices for these services are very good. You will also find a mini super inside the Resort which does have a lot of american products and the prices are very reasonable. This resort also has three restaurants, the Hacienda Sisal which I really loved, I think it's the best restaurant that I have ever been at, the service was more than amazing and the prices, reasonable. La veranda which was located next to the main pool had a really good menu and they also had pizza delivey to the rooms. The third one was La Palapa which was located next to the second pool and they had more less elaborated items but great as well. There is also the Captain's Cove which you get a free transfer from the hotel. The view at the Captain's Cove was so nice, you are eating and you enjony every moment. Also you get discounts at the Hacienda Sisal and Captain's Cove for being a guest at the Royal Sands. Overall this was my best vacation ever, I would definately go back.

My husband and I took our two teenage daughters and their two friends for a wonderful week at the Royal Sands in Cancun. We could not have had a better vacation. The resort itself is gorgeous, set right on the nicest stretch of beach in the middle of the hotel zone. We stayed in a villa which was two bedroom, two bath; more than enough room for us, even with four teenage girls! The two murphy beds in the living room looked very nice but we never even needed to use them. The kitchen was totally stocked, everything you would need to make anything from a light snack to a full meal. The pool was incredible! There was no problem finding loungers, even the ones that sit in the pool. We ordered lunch and drinks from the swim-up bar and we were delighted at how tasty, and reasonably priced, everything was. Having a grocery store right in the hotel was a great convenience. We purchased breakfast and snack items and they even delivered it to our room, free of charge. The staff at the Sands went out of our way to make us feel at home, but without being obtrusive. We did listen to their timeshare presentation and, although we did not buy while on vacation, intend to purchase a week at the new Royal Hacienda resort. My husband and I took advantage of the spa services and feel it was as luxurious as any other spa we have been to in the states. We have stayed at several other Cancun area resorts and definitely feel that the Royal Sands was the nicest place in the best location. The bus stops right in front of the hotel and it is a quick, and cheap, ride to just about any location in Cancun. The Golden Cruise to Isla Mujeres, Xel-Ha, and Joes Jeep Adventures were some of the highlights of our trip not to be missed. Cancun is our home away from home, we will most definitely be back!
