We Booked a stay for a week at the Carisa Y Palma Condo's in Cancun as it was advertised on e-bay by tortuga420. We wanted a cheap place to lay our heads in Cancun, no frills just a base from which to explore the region. As such we had very low expectations. What we did not bargain for however was the overall unsafe condition of the condo which we rented! It had no lock on the balcony door and my other half got a nasty electric shock from the stainless steel cooker and sink unit! On top of this hardly any of the lights worked and the airconditioning unit was so loud, the loudest I have ever heard which made it unuseable. I would not recommend this place to anyone, even after receiving a nasty electric shock and checking out of the accomodation for fear of our personal safety after just 3 days of our 7 day vacation, the owner of the condo would not give us a refund and became very confrontational. The location of the condo is generally good for young people who want to be near all the clubs but with this comes the constant hassle as you walk down the street from promotional people offering everything from food to taxi and other less desirable merchandise, if you catch my drift! I cannot stress enough that we beleived that the unit had not been properly maintained and was DANGEROUS!

We spent 2 weeks in this condo in february 2007. I was very cautious when arriving at the condos after revieving all the bad comments on it but as soon I knew I had a room at the 7th floor facing the ocean, it was fine. The room was large and clean with 2 large beds. Everything was working fine except the air conditionning a litlle bit noisy.
If you choose this condos, never accept to have a room on the lagoon side or yours vacations will turn in nightmare. The noise coming from the bars is just unbeleivable until 6 to 7 am.
The staff was very polite and helpfull especially the maids. The view from the balcony was amazing, the beach was ok but a little bit rocky, be carefull sometime the sea could be very dangerous,
one time we had to save a girl unable to go back to the shore.
We went to Cancun mainly for the Mayans sites and it was worth of the trip but regarding Cancun I was very disappointed, the restaurants are very expensive for ordinary food, you cant walk five minutes without being harassing by mexican selling any kind of stuff and almost stay away of the damned timesharing. If you like renting condo, choose Puerto Vallarta instead of Cancun.
It was my first and very last time in Cancun.

big plus for the location, close to clubs, and food.

Big Minus for the staff that work there...
after an incident at the hotel, the security guys was given my digital camera and glasses. When i was gonna pick them up, they said that they've never saw it, or had any of it.
asked 3-5 times during the week, different staff members, ALL denied it. CRAPPY [--].

So overall experience 1-1½ out of 5......
mostly due to the staff, that was unproffesional, and didn't care about anything.
Gave them postcards that they where suppose to send, as they said. NONE of the postcards has been delivered.

I would recommend this place to anyone who is budget minded and doesn't need a lot of luxury. The condo was large and clean. There was a refrigerator and stove. There was a toaster in the room, but it did not work. The air conditioner appeared to be new and worked great. When the wind blew at night, there was a loud whistle through the room. We figured out that if we left the balcony door slightly open, it stopped that. The shower head holder had been broken so the shower head just hung down, but it worked just fine. The maids cleaned the room and did the dishes every day. All the staff was very friendly and helpful. They sent up blankets as soon as we asked for them. There was not a coffee maker in the room. I think we could have gotten one if we had asked in the lobby. There was a restaurant/bar connected to the condo where you could buy a large cup of coffee to go each morning so really didn't matter. There is a convenience store on the property where you could buy bottled water, snacks and beer. You could bring your own cans of beer to the nice pool area so was really nice and allowed a person to have cheaper drinks if you desired. Our balcony overlooked the ocean, which was beautiful. There were very few people on the beach each day, which we enjoyed. The waves were a bit rough and didn't allow for much swimming, but great for anyone who likes to look for shells. There are lots of bars and restaurants within a block as well as a shopping mall called The Forum. There were two elevators that both worked just fine although one was obviously pretty old. We did not enjoy all the people trying to get you to waste a day visiting their timeshares.
