We stayed at Carisa Y Palma for two weeks over the new year. We had a great experience, but that is because we knew what to expect.

C y P condos are basic accomodations! Please do not book here expecting a vacation resort...it is not, nor does it pretend to be! This place is for people who are looking for an affordable place to stay that is smack dab in the middle of all the action. The location cannot be beat. Location and ocean view alone are worth the price. I would recommend this place to people who have visited Cancun before and have a feel for what they are doing or first-timers looking for a no-frills, affordable place with a great location. All the action (clubs, restaurants, souvenirs) is within walking distance. But please, do not expect a resort.

The rooms are a good size with kitchenettes, two beds, tv and not much else. There was always hot showers, but its so hot down there we usually took cold showers anyway. There is virtually no staff other than front desk. There is wireless internet in the lobby. We don't like staff bothering us or feeling like the staff are watching us so this is exactly what we were looking for.

Bottom line: If you are looking for an affordable, basic place to stay in Cancun that is situated in great location, with spectacular ocean views, then book here. If you are looking to be pampered at an all-inclusive resort go elsewhere.

No hot water for showers. Elevator broken half the time. AC so loud we coudn't use it so opened windows and music from high end Clubs next door blared music till 4:30 am. every night. No kitchenette as promised. No coffeepot!!! Two blocks to get coffee in a.m. and harassed daily by the vendors at the flea market across the street. Constantly yelled at by vendors to take their tours. You can take all the tours yourself if you just rent a car and it's cheaper! Room was filthy. Furniture had stains...No restaurant in Condo lobby. Food pricey in area. The place needs a total makeover. It's cheap but you don't even get amenities you are expecting from website here. My sister ran into some guys from Australia and they were checking out after two days because they couldn't stand it.
Tried to make the best of it and she rented a car and we stayed in Playa for a couple days. Spent way more than we wanted to on this trip.
Will stay at Playa or near there if we go again.
The place looked like it was ready to fall down.
Two pluses= the pool was nice and water was warmer than showers, and the ocean view was magnificent in front.

We stayed in the Carisa condo building, February 11-21, 2008, on the 6th floor facing the ocean, and thoroughly enjoyed our stay. The room was clean and in good repair when we arrived. The owners were staying in the condo next door and were great hosts. We had lunch and dinner with them a number of times and could not have been treated better. The pool and beach were very good with drink and food service available from Mario. The location is outstanding.

We have stayed in many of the so-called five star, all-inclusive resorts, particularly Palace Resorts and RIU's, but found this to be very comfortable and the price was unbeatable.

The owners take good care of their properties, so we had no problems. Elevators worked just fine for us throughout our stay.

Many fine restaurants and good shopping in the area, plus very convenient to any place we wanted to go in Cancun.

No complaints here and we would stay there again, particularly using the same owner's condo.

We Booked a stay for a week at the Carisa Y Palma Condo's in Cancun as it was advertised on e-bay by tortuga420. We wanted a cheap place to lay our heads in Cancun, no frills just a base from which to explore the region. As such we had very low expectations. What we did not bargain for however was the overall unsafe condition of the condo which we rented! It had no lock on the balcony door and my other half got a nasty electric shock from the stainless steel cooker and sink unit! On top of this hardly any of the lights worked and the airconditioning unit was so loud, the loudest I have ever heard which made it unuseable. I would not recommend this place to anyone, even after receiving a nasty electric shock and checking out of the accomodation for fear of our personal safety after just 3 days of our 7 day vacation, the owner of the condo would not give us a refund and became very confrontational. The location of the condo is generally good for young people who want to be near all the clubs but with this comes the constant hassle as you walk down the street from promotional people offering everything from food to taxi and other less desirable merchandise, if you catch my drift! I cannot stress enough that we beleived that the unit had not been properly maintained and was DANGEROUS!
