We stayed in Cynthia Sweatt's 501B condo - see pictures - not what was sent to us. She promised us a great stay with everything in working order and told us she sent the exact pictures of where we would be staying. You compre. No hot water, no pans for the so called kitchenette. (see picture) Just a few bowls and cups for use. I wanted a kitchette so we could save money and make our own food. It is a tiny fridge with a freezer space to hold an ice try. No pillow top on the mattress as stated (some one must have stole the pillow top and the pans) That is reassuring. Sand in sheets - husband slept in clothes & I slept in robe. Clogged bathroom sick. Loud air conditioner. Rocky beach. Microwave was in clothes armoir with no place to plug it in. I looked everywhere for an extension cord as I just wanted some microwave popcorn. Owner was unavialable and refuses to even give us a few hundred dollars back and calls us liars. Not even coffee in lobby. Tried to buy 5 items at little store on property - took 20 minutes, was over charged. Lady had to re-ring everything up twice and still could not get it correct. We put 3 items back to try and get out of there. I thought we were on Candid camera or something. TV fuzzy with limited channels. We checked out the 2nd day and walked down to the Cancun Carib Royal (5 star accomadations) and spent $150 per night(inlcudes tax) to stay in a $435 per night ocean view room. 3 head shower, super clean - the most beautiful place I have ever stayed with the most awesome breakfast buffet and beach. We learned our lesson the hard way - Buyer Beware!!!! If you are just going to pass out in the room and be elsewhere in the area this may be your place.

Stayed at this property with two others, my girl and my homeboy. Two queen beds(before you guys start thinking funny things). The hotel is basic by all means. The room was large! Two full beds and a kitchen. TV(we watched the super bowl here). The bathroom was tiny! The maid kept the place clean considering all of the sand that we tracked through the room. Their weight room was a joke! I wish that I would've took a picture of it.

The great thing about this place? Location, location, location! Stone throw from the action. Mall literally next door(Forum). And at the end of the night you just stumble back to your room for some sleep. The beach is nice. The beach service was really good.

This is not a high end place. It is a basic hotel. Having said that I would not hesitate to stay here again. I didn't experience any issue what-so-ever at this property. There weren't any bugs or bed bugs. No theft. Nothing. It was great for a cheap 4 day get-away. I've stayed in worst places here in the states.

We stayed at Carisa Y Palma for two weeks over the new year. We had a great experience, but that is because we knew what to expect.

C y P condos are basic accomodations! Please do not book here expecting a vacation resort...it is not, nor does it pretend to be! This place is for people who are looking for an affordable place to stay that is smack dab in the middle of all the action. The location cannot be beat. Location and ocean view alone are worth the price. I would recommend this place to people who have visited Cancun before and have a feel for what they are doing or first-timers looking for a no-frills, affordable place with a great location. All the action (clubs, restaurants, souvenirs) is within walking distance. But please, do not expect a resort.

The rooms are a good size with kitchenettes, two beds, tv and not much else. There was always hot showers, but its so hot down there we usually took cold showers anyway. There is virtually no staff other than front desk. There is wireless internet in the lobby. We don't like staff bothering us or feeling like the staff are watching us so this is exactly what we were looking for.

Bottom line: If you are looking for an affordable, basic place to stay in Cancun that is situated in great location, with spectacular ocean views, then book here. If you are looking to be pampered at an all-inclusive resort go elsewhere.

No hot water for showers. Elevator broken half the time. AC so loud we coudn't use it so opened windows and music from high end Clubs next door blared music till 4:30 am. every night. No kitchenette as promised. No coffeepot!!! Two blocks to get coffee in a.m. and harassed daily by the vendors at the flea market across the street. Constantly yelled at by vendors to take their tours. You can take all the tours yourself if you just rent a car and it's cheaper! Room was filthy. Furniture had stains...No restaurant in Condo lobby. Food pricey in area. The place needs a total makeover. It's cheap but you don't even get amenities you are expecting from website here. My sister ran into some guys from Australia and they were checking out after two days because they couldn't stand it.
Tried to make the best of it and she rented a car and we stayed in Playa for a couple days. Spent way more than we wanted to on this trip.
Will stay at Playa or near there if we go again.
The place looked like it was ready to fall down.
Two pluses= the pool was nice and water was warmer than showers, and the ocean view was magnificent in front.
